What Does Bethany Beach “Ocean Front” Really Cost?

Real Talk on North Bethany: What Does Bethany Beach “Oceanfront” Really Cost vs. “Oceanside”?

Question: When you’re looking at luxury property up in North Bethany, one of the first big questions you want to decide on is whether you absolutely need your feet in the sand right off the back deck, or if you’re okay being a few houses back. It sounds like a small difference, but the numbers tell a completely different story.

Answer: If you look at what’s actually happening in the market right now, the premium for direct water frontage is staggering. Take an exclusive enclave like Sea Del Estates. A stunning 4,200-square-foot oceanfront home on Sugar Hill Road is currently listed for just under $8.5 million. When you break that down, you are looking at roughly $2,020 per square foot to have that uninterrupted view of the Atlantic. If that’s your dream-come-true, call me to buy it!

Question: What about a less dollar-per-square-foot oceanside home?

Answer: Look at the oceanside options just a short walk back. Over on Alda Lane, a beautiful, spacious 4,500-square-foot home is on the market for $3.8 million. That comes out to about $844 per square foot. You’re getting almost the exact same square footage and the same neighborhood amenities, but you’re paying nearly double per square foot to be directly on the dunes. And that’s great if that’s where you want to be.

Question: What’s the point?

Answer: The point is: There is no wrong choice here! It just depends on what that sunrise view is worth to you.
